It cost me money to find out that COTTONWOOD PASS IS CLOSED! If you live anywhere East of Monarch pass expect another 3 hours on your trip to get there because you have to go through Gunnison...especially if you are pulling a trailer. This would have been pertinent information to have when I booked the stay. Our 3 hour trip instantly became 7 because COTTONWOOD PASS IS CLOSED!!!!!! If only their policies allowed refunds due to inaccessibility from the East.

This place needs some competition! We stayed here for a week at the end of June/early July of 2019, which is shortly after the family that has owned and run it forever finally sold. Unfortunately our experience there was quite negative. We made our reservations well over a year in advance with the original owners, who were great to deal with and had answers to all of our questions, but were understandably unavailable after they closed for the season. When the new owners opened up for the year and started answering the phones we got lies, half truths, or nothing at all in response to even the simplest questions. For example, "do we need helmets to ride there" got us no definitive answer after 3 separate phone calls, which is absurd considering that the OHV trails are their primary draw! We were told that we would have cell signal, which was spotty at best when it was available at all. We were told that while there was wifi at the cabins at the time of our booking, the new owners were not continuing to provide it, but it would be available at the trading post for sure. When we arrived we were told that there was no wifi at all and were treated as though it was a completely unreasonable thing to expect despite being told otherwise only weeks earlier. At one point we asked if there was a pressure washer or hose available (even if for a fee) and were told in a very insulting tone "not for washing ATV's". As if there weren't dozens of shiny rentals just outside the door that clearly get washed daily! We ultimately had to resort to throwing pots and pans of water on our windshields to rinse the dust and mud off. The cabin itself was reasonably clean with running water (that was only what I would call warm for short periods of time, even after adjusting the water heater ourselves) and electric lights, but that's about all. Upon our arrival it stank like a latrine. There were gaps between the boards that form the interior walls between the bedrooms as much as ¼" wide. There were only 2 outlets (neither in a bedroom) and one was behind the refrigerator, where NONE of the other kitchen appliance cords would reach. If we hadn't brought our own extension cord we wouldn't have been able to use any of them. The stove was an antique who's broiler would not open or close properly, burners wouldn't light reliably, and pilot lights would go out intermittently, filling the cabin with propane. When we brought the propane smell to the attention of the people at the office they sent someone to take care of it, but when the pilots continued to go out and we expressed our concern we were told "Ya, it's old. If I fixed all this stuff I would never get anything else done", which is a completely unacceptable response to a legitimate and serious threat to our safety. We had to leave the kitchen window open for our entire stay for ventilation and we all still woke up with headaches each morning. The provided pots and pans appear to have come from good will and some time ago judging by their poor quality and the condition they were in. There were no paper towels, and only half of a roll of toilet paper. The list goes on and on. I'm sure some of this sounds overly fussy, but we are generally very easy-going people and don't like to cause problems or ask for too much, and the entire stay was one disappointment or insult after another from start to finish. Maybe the other cabins are nicer. Maybe we caught people at bad times or during a difficult transition. We have never stayed here before, so we have nothing to compare it to, but after this we never will. My advice to anyone considering a Colorado trip would be to look elsewhere. Either visit another region of the state where there are better accommodations or if you are set on coming to this area stay somewhere else, find a vacation rental, get an Airbnb, rent a camper, etc. and trailer to the trail heads each day if need be.

This place is always awesome and has never let me down. Feel bad for them the dispersed camping is gone. I am sure they have lost a lot of business much as others in the area.

Love the location. Used to snowmobile in this area. Restaurant here has great food. General store has friendly staff. Never stayed at their cabins but they look solid built.
I highly recommend this place

Great place to stock up before heading into the backcountry to camp. Note that there is a water tap to fill your tanks at the end of fence near gas pumps. Don’t forget to tip!

The most beautiful place in Colorado! It's rough and not for the faint at heart. This ain't the Marriott, but the people are great. Take your binoculars and fishing poles. It's ATV and bike heaven.
