This is one of my favorite places in our world. The whole vibe, the menu, the people who make it happen for us there, and my fellow patrons. All make it the best place on earth for nourishing treats, conversation, mid-day mini vacation, meeting new people, introducing friends to a treat they can’t forget, a quiet read with a cuppa… you name it. Take your already been read books and trade them in at the leave-one-take-one mini-library.

Food was excellent, vibe was just right, service was top tier!!! We had the vegan French toast, vegan biscuit and gravy, and the bowl was so delicious! So excited to see more vegan options being offered in Palmdale/Lancaster- It’s very hard to find a vegan spot in Antelope Valley… Thank you!

The food is very good -- fresh and clean eating. I like the vegan menu. The teas are loose leaf, and deliciously steeped by the server. It is small but very cozy and a good ambiance for breakfast or lunch. I'm so glad I found this place! This is now my go-to for breakfast in Lancaster.

Love love love it. My favorite is the modern sangria and the bltea sandwich. I'm glad we can sit inside now with the heat. I don't particularly like the clothing options of the servers but it's 2021 I guess to much extra body exposure for my taste. But we love the modern tea room.

It's not called a teahouse for nothing. I was a little overwhelmed with the amount of tea variations they offer but that's not a bad thing. Loved the lettuce wraps and thai tea I ordered. Would definitely come again if I was in the area.

Amazing food with amazing people! The service was great. Staff greeted us. Kinda rushed out because they wanted to clean our table even though we'd been there for twenty minutes but we got there kinda close to closing time though. There were still tons of other people in there.

the staff was really friendly but they take forever to get your order out. when I went I ordered a milk tea and it took half an hour to get my drink, so don't go if you're busy or have something to do

Absolutely wonderful cafe; staff are all friendly and welcoming and they have a great vegan menu. The atmosphere is very comfortable and refreshing. Miguel was fantastic. Thank you for having such beautifully brewed tea. Will be coming back here in the future! I would say this is my favorite place to eat at the BLVD. it’s fresh and filling! Thank you modern tea room!
