I am very disappointed with the quality of food on display today. I have gone to Hole in One for donuts and coffee semi regularly for a few years now and always have had good experiences there.
However, today was quite the exception. While the coffee was great as usual, the buttermilk pancakes left quite a lot to be desired, tasting like flour, with the consistency of a wet sponge.
Overall, I'd recommend Hole in One for coffee and donuts, and can't vouch for their other breakfast offerings, stay away from their buttermilk pancakes for now at least.

Following all the positive reviews online, we decided to have our Sunday morning brunch at The Hole in One. We are so glad that we did! We arrived before 9AM and luckily got a table for three. All the house specials we ordered are so delicious! And the service was great too. Did I mention the price? We will definitely visit it next time we are in Cape Cod.
Advice: be there early! As we left, we saw a long line of people waiting to be seated.

we got here later in the morning so there was a 30-45 minute wait but decided to stay after seeing the reviews. once seated (in a small section next to a small dividing wall) the waitress took our drink orders. i got the coconut cold brew coffee (great flavor but beware you will have coconut repeating on you for hours afterwards even after eating another meal). the waitress was very sweet and took our food order. i got the country breakfast with the bacon scallion cheddar biscuit and my friend got 2 pancakes with crispy bacon. my food had a good flavor although the gravy was a little bland. my friend's bacon was not crispy and he said the tops of the pancakes were tough. overall i would say go but don't wait and don't go out of your way to get there. the food was good, portions were ok but nothing spectacular about any of it.

Nice and cozy breakfast place. Expect to wait awhile to be seated. Food is good and you have a lot yummy choices. It's a kid friendly place and the employees are very nice.
I have to say the donuts are gooooood!!!! Old fashioned tasty donuts!

Delicious breakfast and lunch options. The fried chicken sandwich with bacon and avocado was good. Half sandwich and soup was a generous size. Not alot of seating for its popularity so we did have a long wait for a table for four. Also got donuts and raspberry shortbread square to go from bakery coubter... Yum!

Great spot for a nice breakfast! The coffee is out of this world!

So this would be a 5 star but why are we eating out of togo boxes?? This food is incredible and deserves a regular table service. Whoever decided on this unorganized way to try to save a buck really ruined the restaurant. Sad.

Delicious potato pancakes! The Mountain is a family favorite and lots of chocolate chip pancakes for the kids! Loved it all!

Good beef hash and potato "pancakes" (more like a potato hash). Separate line for coffee and donut to go which is helpful while you wait for table. Free donut hole at to go counter. Friendly staff and comfy seat. Color paper and pen available for kids.

We went here on a Tuesday morning (during the summer) and it was crazy busy! You order at the counter here. There are no prices for coffees, which I don't trust. But I ordered this Mountain meal and it was delicious! This is definitely a meal that could be shared. On the bottom is a biscuit, which they make in house and was very good! There's also sausage gravy on it and bacon and eggs and cheese. Sooo good! All this was about $12. Highly recommend the food. Be prepared for not fantastic service though.
