Really great coffee and lunch spot in downtown Dallas. While staying nearby for a week, I stopped in each day walking to the regional office for a flat white. I've been to Australia and New Zealand, and I have to say it, Parterre makes the best flat white I've had in America.
I also had lunch here one day, and it was wonderful. As a health-conscious eater, the fig and goat cheese salad (with added protein), was perfect for lunch.
Next time I'm in town, I'll definitely be stopping in for dinner and drinks as well.

Tucked in the Santander Tower building, this is got to be on the top of my list of high quality coffee, I feel like I am in a different tax bracket being here! I went on a saturday post lunch hours and people were relaxing with their dogs, by them selves , or with their family.
There was good music going on, still easy to chat with each other. I loved the interior design, the chairs are quite plump. And the baristas are fantastic, friendly and make amazing drinks!
The Shakes: Kyoto Cold Brew, Kyoto Ice, Espresso & Caramel Espresso Cream
They put true craftsmanship into the Shakes, if you are a coffee fanatic, this is the one to try. Their ice is made of coffee so every sip, you get the same consistency. The cream is light and sweet.
The iced oat milk vanilla latte was a huge hit! Their syrups are home made and it shows! delightful and this is one of my tops for sure.

Such a great spot in downtown. It’s super cute and the service is great.
I was recommended two off menu cocktails based on my taste and I loved both. The second time I just had a delicious latte. The quality of coffee is fantastic.
I also had a smoked salmon bagel that I loved.

Went in for a late dinner on a Thursday and they had a great late night menu with delicious food. The cocktails were great as well. Service was spectacular. Amazing atmosphere! Perfect date spot! Can’t wait to go back!
Edit - this is now my favorite brunch spot in Dallas! They cure the bacon in house and have delicious unique mimosa flavors and the best aperol spritz in town!!! The jalapeño honey hummus appetizer is so good that I can never go without ordering it! The staff is friendly and the atmosphere is amazing! Can’t say enough good things about this place!

So delicious! Staff is amazing and so sweet! Had the prosciutto bruschetta, shrimp tacos, fries & the crepe millicake, Mimosa & coffee. So yum! Definitely a must try!

Get the Kimchi fries. Put them on your brisket tacos. Make it happen like yesterday.
Our new favorite spot for drinks and small plates. My Aperol spritz was great and hubs’ Moscow Mule was perfection. Staff was super friendly and attentive. Happy hour didn’t disappoint 😂

Everything was amazing!! The coffee was delicious I had the beef gyro and it was huge and very filling I loved everything about it. I had Carlos as a server and he was the best he was nice and seemed happy to be at work. Definitely will be back!

Poke bowl was huge, filling, and delicious for $15 (thought I really got my money's worth, which is rare in downtown Dallas). The vibes are immaculate. However, a hot matcha latte with almond milk ran me about $8, and the cup was small, powdery, and given to me in a paper cup (they didn't ask for-here or to-go and assumed I was to-go), which just felt like highway robbery. So avoid the overpriced hot matcha latte.
Parking is reimbursed for 2 hours if you park in the Santander garage underneath.

Love this place. It’s a vibe and the baristas are really personable and welcoming. I’ve always had coffee when I’ve Visited so I can’t speak to the rest of the menu but the Coffee is great. They make really nice quality foam in the lattes.
It’s the same price as other hand crafted coffee spots in Dallas (which is rare downtown).
There is an area on the wall to the side of the bar; great for getting work done. On the other side of the cafe there are tables, sofas, and a social vibe. Perfect for meeting a friend or colleague.
